Do I have a contract lock-in? +
No long contracts. Management is rolling monthly — if you're not getting value, you leave with 30 days' notice. Simple as that. I'd rather earn your repeat business than trap you.
Who actually answers when I call? +
Me. Jon. Every time. No call centre, no rotating account managers, no being told “your usual contact has left the company.” One number, one person, full accountability.
Are you compliant with Welsh law? +
Yes. All contracts are issued under the Renting Homes (Wales) Act 2016, including the correct Welsh Occupation Contracts, deposit protection, gas/electrical certificates and the 14-day written statement requirement.
How are repairs handled — do you mark up trades? +
No markup. Contractor invoices are passed through at cost. I charge a transparent coordination fee (12% of invoice value) so you always know exactly what's going where.
What if I just want a tenant found, not full management? +
Use the Tenant Find service. I market, vet, reference, sign contracts and hand over keys. After that you manage. From 50% of the first month's rent — one-off, no ongoing commitment.
Do you cover my postcode? +
If you're in Cardiff, Newport, Swansea, Aberdare or anywhere in the Valleys — yes. Borderline? Send the postcode and I'll be straight with you about whether I can serve it properly.
How quickly do you respond to tenant issues? +
Same working day, every time. Out-of-hours emergencies (leaks, no heat, security) get a callback within an hour. Tenants get answers — which means problems don't escalate into expensive ones.
